The Arbor House Inn is not responsible for weather conditions, personal emergencies, or schedule changes. If you must change, shorten, or cancel your reservation, do so within the timeframe indicated below for a full refund less any incurred change/cancellation fees (per room).
Advance Deposits
A deposit equal to one night's stay (plus taxes) is required and charged atthe time of booking.
For stays of four to seven nights, an additional night's deposit isrequired.
An advance deposit equal to 50% of the total anticipated charges is requiredfor reservations of eight or more nights.
Cancellation Policy
Standard Reservations: Reservations cancelled less than 10 daysprior to arrival, result in a forfeiture of your advance deposit. Youmust cancel by3pm 48 hours prior to arrival or you are financiallyresponsible for any additional reserved nights not covered by your advancedeposit.
Group Reservations, Holidays and Special Events: Reservations cancelledless than 30 days prior to arrival, result in a forfeiture of your advancedeposit. You must cancel by 3pm 10 days prior to arrival or you arefinancially responsible for any additional reserved nights not covered by youradvance deposit.
Corporate Reservations: You must cancel by 3pm 24 hours prior toarrival or you are financially responsible for all room nights booked. Please note, to qualify as a corporate reservation, your company must have anexisting agreement with the Sherwood Inn and Appetites.
Change/Cancellation Fee
Standard Reservations: We reserve the right to charge a$35change/cancellation fee if a reservation is shortened, rescheduled,room/property modification, or cancelled at any time.
Stays of four or more nights: We reserve the right to chargea$50 change/cancellation fee if a reservation is shortened, rescheduled,room/property modification, or cancelled at any time.
No Shows
A no show reservation will be subject to a release of room at 11am themorning following the date of arrival. You are financially responsiblefor the entire booked stay.
Terms and Conditions
Check-In: Check-in is3pm at theSherwood Inn, located at 26 West Genesee Street, Skaneateles, NY.
Due to the intimate nature of our properties, early check-in is not permitted.
Check-Out: Check-out is by 11am.
We have a small, dedicated staff that needs time to prepare rooms for arrivingguests. If you require more time, a 12pm check-out can sometimes be arrangedwith prior notification for an additional fee of $35. Please submit yourrequest the night prior to departure.
If you would like to extend your stay for another night(s), please inform ourstaff and we will advise of availability.

Hotel Accessibility: The Arbor House Inn rooms are accessibleby stairs only. Our property has no elevator. We do have a limited numberof accessible rooms at our other properties. Prior to and during yourstay, please advise if special accommodation or accessible parking is neededand our team will work with you to ensure you have a wonderful visit.
Occupancy: All guest rooms accommodate single or double occupancy. Dueto fire code and safety restrictions, not all rooms can accommodate extrapeople. There is a $25 nightly fee for each additional guest 12 andolder. All visitors and guests occupying a guest room must beregistered with the front desk. We reserve the right to charge forunauthorized guests beyond the allowed occupancy limit per room. A limitednumber of rollaway beds and pack-and-plays are available upon request.
Pets: We are unable to accommodate pets. No exceptions. Undisclosed pets may result in an additional cleaning fee of$250 and/or beingasked to leave the premises. Additionally, any damage caused by youranimal is your responsibility.
Minimum Age: You must be at least 21 to rent our property oroccupy a guestroom without a parent.
Credit Card Authorization and Payment: A valid credit card isrequired to make a reservation. We accept all major credit cards.
If using a debit card, please note that your bank will hold your funds at thetime of authorization; for this reason, debit cards are typicallydiscouraged for all hotel reservations.
Your credit card and a valid ID must be presented at check-in, at which timethe remaining balance of your stay will be charged.

Group Reservations: To ensure the comfort and enjoyment of allguests, we have special policies regarding group reservations. Please note,whole property rentals are not permitted. Any booking exceeding threerooms must be booked through our group reservationist.
Before booking online, please contact us regarding your group’s stay so that wecan mutually determine if our hotel is a good fit. All group rentals of 4or more rooms will be reviewed by management prior to official confirmation.Therefore, reservation requests submitted online for 4 or more rooms, orindividual online reservation requests that constitute a group reservation of4or more rooms are considered unconfirmed until notified by a manager viaemail.
Parking: Free off-street parking is typically available for eachguest room. Additional free parking is available on nearbystreets. Trailers and boats are not permitted in our lot. Pleaserespect the neighboring businesses and do not park in their lots; you may betowed. We are not responsible for damage to vehicles, or damage or loss ofproperty left in parked vehicles, regardless of location.
Desk Hours and Service: Staff is available at the Sherwood Inn aroundthe clock for most guest service needs.
Quiet Hours: Please show respect for other guests and keep noiseto a minimum between the hours of10pm and9am. Guests who disturb otherguests may be asked to leave and will not be provided a refund.
Damage to Property: Guests are responsible for any damage orloss they cause to the property. Guests may be charged cleaning fees for damaged,destroyed or excessively soiled towels, linens and/or other soft goods.
No Smoking, No Candles, No Incense, Etc.: The Sherwood Inn Propertiesare strictly non-smoking. Smoking is only allowed in designated areas outsideof the property. Smoking is not allowed in the building, in guestrooms, inpublic outdoor areas or on private outdoor balconies and porches. Evidence ofsmoking, including the smell of smoke, in the room areas will result in aminimum $250charge plus the cost of any damaged property.
The burning of any sort of object including candles or incense, and the use ofstrongly scented items is prohibited.
All the above are subject to cleaning and damage fees.
